Stamp Duty Land Tax This is a personal assessment tax raised by the Inland Revenue and is based on the purchase price of the property and its area.
HM Land Registry Fees These are charges raised by the Land Registry to register the change of property ownership into your name after completion.
Telegraphic Transfer Fee This is a charge raised by our by in transferring the monies electronically on the day of completion.
Case charge fee This is the fee raised by our search provider TM who allow us to do all our searches quicker online.
Postage Telephone Copying Fee This is a one fee fixed fee charged by us to cover all postage, copying and telephone calls made or received.
Searches
When purchasing a property with a mortgage we are required by the Lender to undertake certain searches in order to ensure that everything is in order with the property;-
Local Search Provides details on a multitude of aspects but the most common being whether the roads are publicly maintained or private; What planning permissions have been granted, refused or are pending; Have any enforcement notices been issued. Whether there are any road proposals within 200m of your property which may affect your property.
Environmental Provides details of whether the property has been built upon or is near to any landfill sites, potential flooding or other form of contamination.
Drainage Provides details as to whether the property has the benefit of mains drains and shows the routes of the pipes leading to the boundary of the property, but not within.
Residential (optional) Provides details of local amenities and whether any planning application ie hostel etc has been submitted by any person or developers which may affect the property within 250 metres radius.
Chancel A new search providing details of any potential liability to contribute to the local or parish church.
Bankruptcy Required to ensure that the Buyer is not Bankrupt nor has any bankruptcy actions pending.
HMLR This land Registry search provides priority over the purchase property for a set period of time which will allow you and your lender ( if any) to registered at the Registry following completion.
Other searches may be required for example a Coal Mining search, if the purchase property is situate in such an area or a Company search, particularly if you are buying from a Developer or a Ltd company
