Bowman Law - Searches Information

When purchasing a property with a mortgage we are required by the mortgage company to undertake searches in order to ensure that everything is in order regarding property.  It is highly recommended that these searches are conducted in any event.

HMLR  Required
Provides priority to register the new purchase in your name and keeps us informed of any charges against the property.

Bankruptcy Required
Returns a result of whether the person(s) purchasing the property are registered bankrupt.

Local
Provides details of whether the road is publicly maintained, what planning permissions have been granted or refused and if there are any plans by the council to undertake any works within 200m of the premises

Residential
Provides details of local amenities and whether any planning applications have been submitted by neighbours or developers which may affect the property.

Environmental
Provides details of whether the property has been built on a landfill site and potential flooding or contamination.

Drainage
Provides details of the route of drains up to the boundary of the property but not within and also whether the property is supplied by mains water and sewerage.

Chancel
A new search providing details of any potential repair liability to the local church/parish

Other searches are available but are dependent upon location.  For example a mining search would be carried out in parts of Wales.
